Well Spring might have entered with a storm, but our market is hot, hot , hot!!! Anyone out there looking to purchase a home, i want you to know that one of the best ways to ensure you don't lose a home to another bidder is to go to a lender or bank of your choice and get pre-approved and give that letter to your Realtor so when you submit an offer, the Seller knows you are capable of purchasing his/her home. If you aren't willing to commit to get that letter, then why should a Seller be willing to take his/her home off the market and lose a buyer who is qualified to purchase the home? You might think you can't afford a home the conventional way and then find out there are programs out there like the USDA Rural loan and the Welcome Home Program that you do qualify for. One requires 0% down and the Seller pays your closing costs and the other gives you a $5000 grant to use as your down payment and the Seller can also pay your closing costs. It has never been this great of a market in an election year, so if I were you...I would get to my lender NOW and start the ball rolling before it is too late! BTW...if you are looking in Erie, Huron, Ottawa, Seneca or Seneca Counties....I am ready ,willing and able to assist you.
